Campus secured this site in its joint venture with Yelverton Properties in 2011.

The scheme, situated close to the City Centre is a uniquely independent and high quality 492 bed residence together with comprehensive ancillary and management facilities including, reception, cafeteria, TV and cinema room, gym, learning zones and lounge.

Campus and Yelverton directly invested in:

  • Undertaking feasibility and development appraisals to assess project viability and support overall development strategy.
  • Securing the site under a conditional contract.
  • Leading the design and planning teams
  • Managing all aspects of the planning application process including the design development, public consultations and planning discussions with the planning department and local stakeholders
  • Securing detailed planning after intensive stakeholder consultations and university liaison.

Campus and Yelverton subsequently entered into a development arrangement with the Moorfield Group to deliver the scheme for July 2013.

As Moorfield’s development partners, Campus and Yelverton supported Moorfield in driving the development process from selection and management of the building contractor and negotiation of debt finance to on-site delivery including programme and quality performance management, interior design solutions and specialist packages, party wall matters, acoustic attenuation and travel plan solutions, discharge of planning conditions, scheme enhancements, early show flat delivery and a smooth handover to the operational team in July / August 2013.

Campus also supported Moorfield in the development and implementation of the operational and sales and marketing strategies including:

  • The selection of the operational partner
  • The negotiation of service contracts with other 3rd party providers including managed internet services, laundrette, vending and gym
  • Rental pricing
  • Brand development
  • Marketing, promotions and sales strategies
  • University relationships

The scheme was fully let prior to the commencement of the 2013/14 academic year.
