Case Study / Edinburgh

Kings Stables Road

The development is situated on the south side of King’s Stables Road immediately below Edinburgh Castle and occupies a highly prominent position offering spectacular views of the Castle.

The nearby area is primarily residential with The Royal Mile, the National Edinburgh Museum, Grassmarket Square and Edinburgh International Conference Centre all located close by.

The site is well located in relation to Edinburgh’s Higher Educational Institutions being a short walk to the University of Edinburgh and close to bus routes providing direct access to Edinburgh Napier, Herriot-Watt and Queen Margaret University.

Campus and Peveril Securities were selected by Edinburgh Council as site purchaser and developer of King’s Stables Road following a competitive bid process undertaken by the Council in 2015.

Campus drove the design and planning process which culminated in planning permission and conservation area consent being granted for a mixed use development comprising 166 studios, 49 residential flats, a 100-bed hotel, an arts facility plus class 1, 2 and 3 uses (15/05715/FUL).

The proposals will revitalise the site and create a truly mixed use scheme that will function as a coherent and recognisable development that becomes a destination in its own right, keys into existing city arts culture and directly benefits the neighbouring business community in Grassmarket.
